At an advanced age, when making repeated trips to government offices and navigating lengthy procedures can be arduous for the elderly, a simple and convenient registration system offers significant relief. This was the experience of 81-year-old Smt. Sonkunwar, a resident of Bamhani village in Mahasamund district, who executed a gift deed for her land in favor of her son, Shri Ravi Ram Pal. With the registration fee for a family property gift deed set at just ₹500, her family achieved a direct financial saving of over ₹6,600. She shared her experience regarding the registration process during an interaction with the Registration Department as part of the ‘Seva Sankalp Abhiyan’.
Under the leadership of Chief Minister Shri Vishnu Deo Sai and the guidance of Finance and Registration Minister Shri O.P. Chaudhary, various reforms are being implemented to make registration services simple, accessible, and citizen-centric. The objective of these reforms is to provide convenient services to citizens in less time and to minimize the unnecessary running around associated with property-related matters. Through the ‘Seva Sankalp Abhiyan’, the department is directly engaging with beneficiaries to understand the impact these facilities are having on their lives.
- Less running around for the mother; property easily transferred to the son
Smt. Sonkunwar noted that for elderly individuals, completing property-related tasks often involves the hassle of repeated office visits. However, she found the registration process relatively easy when executing the gift deed for her son. The simplicity of the procedure and the reduced fee provided her family with financial relief as well as freedom from unnecessary running around. This facility was particularly significant for them because the transfer of family property is not merely an administrative procedure for a family; it is a decision linked to the future of both the assets and the family itself. The simplified registration system made this process much easier for them.
- Registration fee reduced from 0.8 percent to a flat ₹500
The state government has provided significant relief regarding registration fees for family gift deeds, relinquishment deeds, and partition deeds. Previously, a registration fee of 0.8 percent of the property value was charged on these documents; this has now been reduced to a flat rate of ₹500.
Smt. Sonkunwar also benefited from this fee revision. The reduction in registration fees saved her family over ₹6,600. Completing the family property transfer at a lower cost provided them with direct financial relief.
- Technology is simplifying post-registration processes
Alongside simplifying procedures, the Registration Department is expanding technology-based facilities. Features such as online document preparation, online fee payment, Aadhaar verification, and the digital delivery of documents have enhanced convenience for citizens.
The post-registration process of Namantaran (mutation of property records) is also being facilitated through ‘auto-mutation.’ This reduces the need for citizens to submit separate applications or make repeated visits to government offices. In this way, registration-related services are being transformed into a simple and convenient process.
